1. Who we are

The Trei Vetre website is operated by DAS TRADE BUCOVINA SRL, VAT no. RO44758563, Trade Register no. J2021001554330, registered office: 23A Poligonului Street, Vatra Dornei, Suceava County, Romania. Contact: +40 756 101 012, dastradebucovina@gmail.com.

Through this website you can book, directly with us, one of three properties: Apartament Casa Teo and Pensiunea Casa Maia (Neagra Șarului) and Casa Sebi (Vatra Dornei). Each property is rented as a whole.

2. How booking works

You choose the property, dates and number of guests, and the website shows the calculated price.
You send a booking request. A request is not yet a confirmed booking.
We confirm availability and send you a payment link for the deposit.
The booking becomes binding once the deposit has been received. We send you a confirmation by email.

We may decline a request (for example, if the dates are no longer available). In that case you pay nothing.

3. Prices and payment

Prices are per property and per night, regardless of the number of guests, within the property's capacity. The price shown when you send the request is the price applied to the booking.
All prices are in Romanian lei (RON) and include VAT and the local tourist tax. There are no extra taxes to pay on arrival.
Bookings made directly on this website receive a discount compared with the Booking.com price, as well as long-stay discounts, as shown in the price calculation.
During special periods (Easter, Christmas, New Year) fixed prices and a minimum number of nights may apply, as shown in the calendar and on each property page.
The deposit is 30% of the total price and is paid online through a Netopia Payments link, by bank card or holiday-voucher card. Card details are processed exclusively by Netopia; we never see or store them.
If you prefer, you can pay the full amount upfront through the same payment link; you choose this in the booking form.
The remaining 70% is paid at the latest on arrival, by card or bank transfer.
Optional extras (hot tub at Casa Maia, jacuzzi at Casa Sebi) are charged once per stay, at the price shown.
The invoice is issued by DAS TRADE BUCOVINA SRL.

4. Capacity

Each bedroom sleeps 2 adults plus one child aged up to 10 (inclusive) sharing the parents' bed. Children aged 11 and over take an adult place. Babies (0–2) are not counted. Maximum capacity: Casa Teo and Casa Sebi — 6 adults and 3 children; Casa Maia — 12 adults and 6 children. Only the guests declared in the booking may stay.

5. Online check-in, arrival and departure

Before arrival you complete the online check-in with the details required by Romanian law for guest registration. We cannot hand over access without them.
On the day of arrival we send you the access code (key box), provided the booking is paid and the online check-in is complete.
Check-in and check-out times are shown on each property page and in your confirmation. Arrivals or departures outside these hours require our prior agreement.

6. House rules

All properties are non-smoking. Pets are not allowed.
No parties at Casa Teo and Casa Sebi. Parties are welcome at Casa Maia, with music at a normal volume out of respect for the neighbours.
Quiet hours at Casa Sebi: 21:00–09:00.
Guests are responsible for any damage caused during their stay and are asked to report any fault straight away.

7. Cancellation and changes

Cancellations and changes are governed by our Cancellation policy. In short: the deposit is non-refundable if the guest cancels.

8. Liability

We do our best to keep the information on this website (descriptions, photos, amenities, prices) accurate and up to date. Photos are illustrative. We are not liable for events beyond our control (force majeure), such as extreme weather, utility outages or restrictions imposed by the authorities; in such cases we will look for a solution with you in line with the cancellation policy.

9. Your personal data

We process personal data in accordance with our Privacy policy.

10. Disputes

These terms are governed by Romanian law. Please send any complaint to dastradebucovina@gmail.com or call +40 756 101 012; we will try to resolve it amicably. As a consumer you may also contact the Romanian National Authority for Consumer Protection (ANPC), including its alternative dispute resolution procedure, or the EU online dispute resolution platform.
